I have been renting the same house for 8 years. Throughout those years, I have had annual problems with the heating system in the beginning of winter but after numerous phone calls to the landlord, they have been patched – not repaired. At the beginning of this winter, in November, I complained that the compressor for the living room zone was screeching. By the time the landlord’s cousin (owns a plumbing/heating company) got out to the house, the screeching had stopped and although it was again working, it took 2 days for the house to heat up again (radiant glycol heat). This happened 3 times, always with the “professional” stating there was nothing wrong. I felt impending doom but couldn’t do anything about it. Last week I was out of town on business. When I came back there was no heat. I called and again the same guy came out and replaced the compressor only to have it burn up and screech within 12 hours. I called again. This time he said I have either a frozen or burst water line, that the ratio of water to glycol was probably incorrect, and that the whole system need to be flushed and refilled – he said the same thing last year about flushing and refilling the system but failed to do it. He said I was in for a cold winter as he couldn’t do it until spring! I have no heat. This is the coldest winter in years with temps below zero for days and strong winds. The temperature in my house is 48-54 unless the sun comes out (rare this winter). I cannot afford to move but I can’t stay here, I’m freezing. What am I supposed to do? Any advice? I can stay with my Dad (horrible thought, I’m 50) but where am I supposed to put my belongings? If I leave the house, can I pay only a storage fee since it’s ultimately their negligence (the landlords admitted they should have flushed and refilled the system)? HELP!!! Freezing in Erie, PA |

I started renting, at Prentiss Creek Apartments in Downers Grove,IL, in March of 2006, and have been nothing short of a perfect tenant. I have payed rent always on time and always in full. In July of 2008 a leak had formed in the roof over the bedroom causing water to run inside the wall, which inturn caused mold to form on the ceiling and wall. I notified the management immedialy by phone and waited 1 week with no action on their part. I notified them again in person and brought it to their attention that I am allergic to mold and suffer from asthma. Once again I waited a week and again they took no action. The third time I went in I told them of their neglegence and demanded a maintenece man meet at my apt. immediatly. The maintenece manwalked in the bedroom looked at the ceiling and said “yep, you have a leak. We are going to have to get the roofing company to fix the roof and then the painters can fix the drywall.” NO ROOFERS OR PAINTERS EVER SHOWED UP! Now in Jan. 09′, after a management change, the window in the window in the living room started to leak, so I headed back to the office to complain about the window and remind them of the leak in the bedroom and the mold that has been forming. They sent a maintenence man who said the same thing as before exept now we have to wait for the snow to melt before the roofers can do any repair. 2 weeks later no repair done, what a suprise. I have now had several asthma attacks and constant allergic reactions to this moldy mess, and just want out of this lease. It expires April 09′, and the complex manager refused to release me and refused to give me their insurance information. I have sent a letter to PRG Management Co., the new owners, and have contacted the village Housing Dept., I am now getting deprate, the mold has had nothing but time to grow and cause me serious distress. Does anyone have any advice? I am a full time employee and a part time student and dont have much money to hire a lawyer. Is there anything else i can do? |

I’m renting this house in Texas, the central air/heat had some problems. The outside unit froze over and would run continuously and I found the heat would not work. The landlord sends a guy over, he checks and tell me, some wiring was done wrong, and in his opinion the heating unit is too small for a 4 bedroom house and there were no filters installed on the entire unit. The next month I get an electric bill that is tripled from last month, and the following month it went up another 100 bux. So I call her to discuss these events but she feels she isn’t responsible for any part of these bills. I don’t expect her to pay it all, but something is clearly wrong here. |

Unfortunately the company where i was working gave me lay Off and it is impossible for me to pay the rent. i went to my landlord’s office try to get a good solution for both, but he is charging me a very high fee to break the contract before the end. If I stay in the apartment i will not be able to pay it and if i go to any place i will have to pay a very similar amount. finally in both i will be reported to de Credit report. i think that in my conditions is better for him let my out and make an payment schedule if the fee make sense. help |

i rented my apartment online from okla and my daughter went to complex and looked at the model for me in texas. she said it was beautiful and it was ok go ahead and rent , so i did when me and my movers arrived the apartment was horrible my daughter met us there and she cried mom please forgive me this looks nothing like the model not even close. but i was stuck it was sat afternoon late and the movers and i had just driven 12 hrs and i had no choice but to move on in, i had done everything online and leased for a full 12mo. pd deposits and pet deposits half non refundable . the first thing the airconditioner didnt work the first three days i was here and the apartment is dirty and has mold around bathe tiles bathroom celing bubbled and ready to cave in fixtures and appliances very old and out of date rented apartment with washer and dryer they were not here when i arrived but were put in a week later. i try not to complain but feeel i have been totally taken advantage of, multiple conversations and questions was totally misreprested to me and my daughter |

I have a neighbor who bangs on bdrm wall at all hours. Slams her closet door against wall over and over. Her daughter said she sees demons and is fighting them. We have complained to management since Nov 9 over and over and all we get is “I’ll call her daughter.” We were told that the woman was moving, but nothing has been done. We get woke up at all hours of the night and sometimes this goes on all day. This woman definetly has a problem, because the daughter told us that “Mom, has thrown away her bed and sleeps in the closet. She threw away her TV and even her telephone.” She won’t let anyone in her apt unless it is the manager who has only been there once since our complaint and that was to close the closet door to see if that was the noise we were hearing! Told the woman to try and close it in the other direction!!! |

hello my name is amy and i just rented a 2 bdrm home. when i moved into the home there were a few problems that needed to be resolved but i had to move into it in that condition because of the time factor. its been a week since i moved into the home. a week ago when i went to have the gas turned on there was a gas leak in the underground pipes and alot of water leaks in the main under the home. there is currently no heat or hot water in the home because they have not had anyone out to fix the problem as of yet. granted i know there is snow on the ground now but they have known this since around last wednesday they could have fixed it before the snow. the home also was never cleaned or the carpet installed in the livingroom which i kept being told that will be done tomorrow with everything that needs to be done. i have three children i am a single mother so i had to move in asap or basically live in the street. i paid for this house in advance for the rest of the month about 2wks ago thinking that i would be moving in on jan 9th but did not move in till the 14th and as i stated those things still are not fixed. i just finally got running water yesterday morning. basically what i want to know is what rights do i have in this situation and what can i do about it?

In Oct. of 2008 I rented my first apt. At that time I was shown a very nice 2 bdrm. apt. Upon moving him, I was very dissappointed when I opened the door because it looked nothing like what I was shown. (Bait & Switch Tactic) There had been no cleaning done and we had to run the sweeper prior to unloading the truck ! The carpets were filthy, stained & damaged from cigarette burns. It took them a wek to clean them and they still look bad ! Nothing had been cleaned. There was paint overspray all over kitchen cabinets, ect. and I believe this was during previous tenants stay because walls were not freshly painted. I had no hot water for showers due to a problem with a hot water heater malfunction and it took more than a week to be fixed, I have a leak around my bedroom window and when it rains it drip drip drips, there was tile flooring in cabinets for lining which had been glued and the glue has seeped through and all over the pots & pans, they advertised a seperate laundry room but instead this unit had the washer/dryer hook-up in the kitchen and now I have no room for my table & chairs What used to be laundry room smells like a dirty ashtray ! There are safety issues/code violations, marijuana odor in hallway, drug deals taking place in the parking lot, and also very smelly cooking odors, loud music 24/7 and the list goes on & on. I typed a letter of complaint along with a list of repairs and gave it to management and asked that these repairs be made or I would escrow my rent money with the courts. I also asked if I could give a 30 day notice and terminate my lease because of the “Bait & Switch” , drugs on the premises, repairs, ect. and they refused. They offered to move me to another unit, but I fear for my safety and also the safety of my fiance because of the drugs and would simply like to terminate my lease. The management has since made a few minor/petty repairs to pacify me, but the bigger issues are going unaddressed ! Does anyone have any advise ? |
