Hello, my name is Adele Piro Graham I have been renting in this building for 14 years. Moved there because there was a 24 hour front desk person, security cameras and a consigliore in the lobby during the day. These amenities had been the major reason for my moving the because I felt somewhat secure.After few years they took away the 24 Front desk assistance, the cameras and the lobby consigliore.No adjustments have been made on the amount of rent, in the contrary; there has been an increase in the rent every year. I receive a letter stating that I owe $1,500.00 in back rent from 2006. I have so far complied with the rent increase and always pay on time. To my recollection I have been paying rent accordingly to the lease agreement. I find this to be poor accounting serviceand I don’t think I should pay this amount. I really don’t want to move at this time. I don’t know if I should let them take me to court and what would be my chances of making my point to the Judge.What is your advice and can they evict me if I refuse to pay this amount?Thank you in advance |

I am a long time renter in a single family house in montgomery county maryland. After 14 years I am being forced to vacate. No reason listed just vacate on or before April 30, 2009. I do not owe any monies to the landlord and loke I said have been there 14 years. My house is in deplorible condition, I have requested on numerous ocassions for the black mold in the batheroom and the falling ceiling in the bedroom to be repaired, I also have a 14 year old carpet that is beyond steam cleaning can I expect a deposit back? Do I need to replace the carpet? I have had a general contractor come in and assess the repairs at over 3,000.00 should I submit that upon our walk through? Thank you |

Hello, we are renting a house in pa, we have a septic system, the township has installed sewer system and our landlord will not connect, he is making us pay sewer bill when we still have septic, the township bills for sewer even though he,s not connected they have put a sewer hookup lien on the propety but he wont respond, can he make us pay for swere even though we are still on septic?? |

I need help and I have no idea where to turn. My GA Power bill for the service period of 11-25-08 thru 12-30-08 was $330.38!! I have lived in this apt complex for 5 years and I have never had a GA Power bill that high before. I live in a one bedroom loft apartment 1013 square feet. I have spoken with other tenants in the complex with larger units whose bills are a THIRD of my bill. GA Power suggests that I set my thermostat at 68 degrees if I were to set my thermostat that low I’d freeze. I have always (at the direction of maintenance) had to set my thermostat to at least 78 degrees in the winter in order for it to be a comfortable temperature in my unit. And even in that I have never had a $300 GA Power bill. Management at my apt complex tells me maintenance came out and says there’s no problem. I always turn the thermostat down each day when I leave for work and after I got the first high bill I did whatever else I could to make the next bill lower but it was even higher $345.41!!! I was getting no assistance from the front office and maintenance so I called a heating & air company for an independent inspection. At which point I was told the apt has an electric heat pump system and the technician found the system empty with an “existing leak on the system”. When he left my apt was warmer than it has been in a very long time. Well that quickly ended last night I ended up having to just turn it off all together b/c once again it was not heating. The temperature is getting ready to drop again here in GA. I do not know what to do. I already feel like I have been overpaying on my electric bills for several years now b/c as far back as I can remember I have had to call maintenance out each summer and each winter b/c of the system wasn’t cooling or heating. My bills have always spiked but I thought that was normal. It wasn’t until it spiked to $300 and until I spoke with other tenants in larger units whose bills were only $125 that I really knew there was a problem. My electric bills have never been that low in the winter/summer. I have to pay the $330.38 by 2/25/09 or the electric will be shut off I used $231 of that when I called the technician out for an independent inspection. And now I’m back to square one on not having any heat. Please help. What do I do? |

This is a house sectioned into apartments. My neighbors have recently been evicted because they haven’t been able to pay rent with one unemployed, the other having a part time job and an infant. The infant had a rash for the entire time she had been there (born about 6 months ago, they moved in a year ago), and the mother complained that it may have been due to bed bugs in the bedroom where the baby stayed most of the time. They gave me the furniture from their livingroom, and because of the mother’s continuing complaints about possible bug infestation in the bedroom, my landlord is demanding that I remove all of their posessions, even though the problem was only with the bedroom. (he knows about the furniture in my apartment because of nosey neighbors) Does the landlord have a right to tell me to get rid of my new furniture? |

I am helping a couple get a VA mortgage loan because they got a NOTICE on their door several weeks ago that indicated the house they are renting is going into default and they have 30 days to evacuate. They have rented there for 3 .5 years, always paid on time. They want to use their deposit to go towards the February rent BECAUSE they do not believe the landlord will give them their deposit back IF they make the February rent. They just got off the phone with the landlord and he said he will not allow the deposit to be substituted for the February rent. He said if they do not pay him the February rent,he is going to file a 10 day notice of default. Their loan was approved and it will close on 3/14/09. What should my clients do. They have great credit and they don’t want to do something wrong, but they do not trust this landlord OR believe he will give them back their deposit. What should they do |

we rent a single family house in College Grove TN. In January the hot water heater went out. Contacted our landlord and told him we had contacted manufacturer who advised we replace lower heating element. We bought the element and special too required to remove the old element but that we could not get the old element loose. Landloard came right away to replace it but he couldnot do it either. He contacted the manu and ended getting a new heater under the warranty. However, he did not have the skills to put new one in and landlord contacted local service repairman. Unfortunatly the landlord did not have the money to pay repairman for the services so I paid the repairman in cash. When I paid the Feb rent I sent landlord a copy of the paid in full receipt and deposited the balance in landlord’s bank account. (this is how rent is always been paid per landlord’s request). Landlord called and left a voice mail that we could not do that, we woulld at least have to pay half of the repair bill (?). He also stated he was going to sherrif’s dept to file eviction since we had not paid rent in full. Several attempts to contact landlord have failed neither he or his wife will answer phone or return calls from messges I have left them. So because of the threat I went ahead and deposited the 1/2 of the repair bill in to the account, still can not understand why we needed to do that but to keep good terms bit the bullett and did it. Still can’t get response from landlord. Can he evict us? |

Hello, Would someone be able to suggest an air quality test or testing company in Los Angeles? There is a continuous flow of white dust/poweder that coats everything in my place. I run a Roomba twice a day and it is filled each time with dust. I am worried it is due to the recent construction of the building (year ago) and that it is toxic. Thanks, |
