30 day notice on a signed lease due to calling police

OH Apartment Complaint, Frustrated Renter, Landlord Problems, Legal Questions, Renter Q & A

Ok, I have lived at my current apartment for 14 months. Signed another lease in August 2011. Had no issues with any neighbors. Turns out I get a set of neighbors that would fit well on Jerry Springer’s show. I’ve had to call cops the numerous times due to loud music, arguments, harassment, etc.

The landlord has given them numerous warnings. I, however, received a first warning on October 17th. Notice said I’ve called the police for non-legitimate complaints. I have a word or two with the landlord, and receive a 30 day notice that same day.
First off, if I was such a problem, why did she sign me up for another 12 months? HELLO!!!!
Second, what gives her the right to determine calling the cops is a lease violation? After all, she is only in the office THREE DAYS A WEEK! Doesn’t come out on weekends or evenings to address the issues. 
She also accepted NOVEMBER RENT since this notice. After Googling different sites, it WOULD APPEAR THAT THE NOTICE IS BASICALLY SCRAP PAPER AT THIS POINT. She cannot accept rent and still proceed with eviction, correct?
For the record, I AM CURRENT IN RENT PAYMENTS, I HAVE NEVER PAID LATE, AND I ONLY HAVE ISSUES WITH NEIGHBORS AT THIS BUILDING. Everyone else is on the street is courteous and decent and doesn’t act stupid.
I am tempted to skip the hearing with her attorney next week and take it on to court. I feel she has nothing on me and I have alot on her, in regards to doing something about the idiotic neighbors.
