My neighbor possibly has bed bugs. Does my Landlord have a legal obligation to tell me? Angela NY Renter

We walked out of our apt to find our neighbor across the hall had exterminators and they were in the process of sealing her door.  I went downstairs to ask my Landlord what is going on, and she said that she "Thought" she had bedbugs, but it was something else; some sort of beatle so they decided to exterminate anyway.  Does she have a legal obligation to be honest with me so that I can protect my apt? I’m assuming she is being honest because that is the right thing to do, but am I naive?

I tried to ask the neighbor, but she is long, gone.

I am driving myself batty with the notion of having bedbugs, and I’m not even sure that is what is going on?  How do I find out?

Pet deposit Travis Dennis OK former renter

My wife and I moved into Village at Stratford apartments in Oklahoma City in July 2008. We lived there for 2 years and had several work orders that just got ignored and put off. Out of the two years we were there only one of the showers was useable. The master shower had a wall that was caving in. Later on when they were working on it, 11 months later, I took a few pictures of the wall and there was no insulation there and if I had reached I could have pulled up grass from outside. Then we had several other issues. Our ledger has been a mess since day one, they have changed management teams several times. We got 2 cats and paid a pet deposit of $400 up front. Then we paid another $252 in pet deposit or they labled it as "pet rent" the total was suppose to be $800 but they could not do the math and told us that we had paid it. So we moved out June 7, 2010, we have gotten our security deposit back in the mail but now they are attempting to hold onto the pet deposits. I was emailed a copy of the ledger that had been "corrected" but it was still wrong and even though we never missed a payment, there was one missing but we have copies of the checks. They are telling me now that I owe them $943, which after going through the ledger and even making one of my own I cannot figure out where they are getting that sum from other than their mistake. Now I am being told that I will not get any of it back and that only the president will talk to me. I am currently out of state but I want my money so am ready to travel back to oklahoma if I can get my money back. Please help, they have ignored and attempted to bully me too long.

Problem with Airconditioning Tenant

I am having problem with my airconditioning.It is not cooling my house  and my house has been 85-90 since this summer.The renter office has send technician to repair it and the problem continues and they finally says nothing thy can do. My leasing contract doesnot have aircondition label in it and my lease expire Oct 2010.  Sir/Madam this condition is causing serious depression because the law say Aircondition is luxury.I need help.I have a sick mother and a 4 year old son.I need help and advice

patiently waiting but things keep getting worse Tenant

 my first time renting after looking into some different apartment complexes, it seemed as though moving into student living with 2 of my cousins seemed like the best choice, we would each have individual leases, near aged neighbors and our own bathrooms.

we were set to move in july 1st, we were told we wouldnt have many choices available, but would get a call as soon as they had some options ready. just a week prior we finally got a call, i had to work so 1 of my cousins (a lease holder) went to see our unit. he told me they only had 1 available, 4307. june 30 1 day prior! i get a call from the supervisor who i had been dealing with, said there was a hiccup and that the previous tenant had left their furniture! they needed 1 more day, maybe more to remove the property. july2nd, i get the call that the apt was ready, i alert my cousin to prepare to move in with all the stuff i bought to move in. his car was towed and had no way to accomplish this. he wasnt going to be able to afford the rent, so because i was visiting my bf and nothing could be done immediatly i just tried to enjoy my well deserved weekend the best i could, stress free. the office was closed july 4th so i called july 5th no answer, july 6th no answer, then after another try an answer; i explain the situation and ask what options we had.i called back a few hrs later with ideas to renegotiate my lease to a yr long so that my cousin who i co-signed for wouldnt be a burden and to delay the other cousins lease as much as possible. "tom" repeatedly cut me off, and refused to work with me until the cousin with the car problem had an answer for him. after getting ahold of that cousin we had agreed to work with the leasing agent to find the best solution rather then starting a legal war. so i called back on the 9th and wasnt able to get ahold of "tom" up until the 21st i wasnt able to get ahold of him, after message after message absolutly nothing.

i finally talked to tom who proceeded to conversate as if nothing was wrong, i was being as patient as possible expecting to be able to move in asap, and as easy as possible. not only was i told that they had another unit available, but that there were still 2 girls living there who were moving out in a week. expecting to be able to walk through and choose my own room on the 23rd, i wasnt able to until the 24th. i was told i had to give the $ order to the tenant, who also worked in the office, before i got my keys. there was no checklist whatso ever and the girl simply got her dog and took a walk, i was never told she had a dog! what if i was allergic or just didnt want a dog? i walked into my room and i was mortified. my parents came with me to help me move and i had paid to use the truck for the day so i left my stuff locked in the room. the room was still dirty, the blinds were damaged, there was a burn and stain on the carpet, there were human hairballs scattered in the hall and bathroom. someones eye solution and tissue was left there along with some comforter or blanket left on the bulit in desk. the room was much smaller then the model we were presented, if i knew it was that size i wouldnt have boughten a brand new bed just after signing the lease and being promised everything would be ready. in addition, the door showed signs of a possible break in, the doorknob was rickety and loose and the doorframe had chipped paint from what looked like it had been damaged due to a break in. i took pictures, locked the door and left a message about my complaints. monday mornin i call "tom" who hadnt recieved my message yet, after listening to my complaint, he said he would have it cleaned and i could be moved to another room but snapped at me when i proceeded to question the situation about the unit we were told we were assigned and why he ignored us for almost 2 weeks, he rushed me off the phone and after looking up complaints, i can see im not the one doing wrong, contrary to the way "tom" is portraying

can’t open the windows b/c screens don’t fit Tenant

all of the windows in our new house have screens with large gaps. there is one screen that goes up or down but doesn’t seal in either direction. we can’t open the windows because we’re in a very wooded area full of bugs that we’re trying so hard to keep out. 

we let the owners know and they said that they move up or down and weren’t concerned.
now the house is starting to get very stuffy and the air conditioning is recycling our old air over and over. i’m worried about the bad air for our two small children. we’re home just about all day for meals and naps.
aren’t they responsible?

landlord did not disclose cockroach problem Tenant

we’re new to the area and didn’t dream there would be a cockroach problem. we were concerned about pests: mosquitos, ticks, fleas, black widows, snakes because we have two young children and two animals. and the owners gave us info. about the area and said mosquitos (that were swarming as we were speaking to them) were the only downfall to the house. 

we moved in and saw large roaches in the windowsills on the first night. the next day in the garbage can. then in the basement, the kitchen and even in my son’s room and the kids bathroom.

they said their not responsible for an exterminator so we hired our own. we’re still seeing some even after they sprayed twice. this is distressing for me as i never thought i would have to share a house with cockroaches.

are they responsible?

Early termination due to job relocation Tenant

 

Does anyone know what the statute of limitations is on an early termination lease due to job relocation > 120 miles in Arizona?

Landlord Won’t Fix The A/C Tenant

I am a renter in Florida and have a standard Residential Lease. 4 days ago, the central air conditioning broke in the house. The landlord is in the middle of foreclosure on the house and refuses to spend the money required to get the AC fixed because she said she may lose the house anyway. The LL offered to install window AC units in the house but I don’t want those because they would not adequately cool the house and would increase my electric bill. I rented a home with central air, not window units. The temperature in the house has been around 95 degrees for 4 days now. Her response also has been that if I don’t like her solution than I can break the lease.
 
Isn’t, by law, the landlord obligated to keep the premises in repair, to the same standard that existed when I initially leased the premises?
If so, how long does she have to get the repairs done?
What legal recourse, if any, do I have in this situation?

Unkept Yard, Spider Bites and Bugs Tenant

My lease states that the leasing agent will take care of the grounds, mowing, and trimming of all bushes, trees and hedges.  I moved in the first of Feb 2010 and noticed that no yard work was being done at all.  Finally in may several of the tenants, including myself began notifying the leasing agent that the grass was over knee high and the homes were being infiltrated with spiders, scorpions and other miscellaneous bugs.  The suggestions I was given to keep my 4 year old son from getting bit was mosquito spray and feed him more garlic.  The leasing agent informed me that more garlic in my son’s diet would keep away bugs.  Why not, it worked for her sister’s dog.  

Every month I have called and complained about the high grass.  Living in the country with high grass is breeding grounds for all kinds of bugs including mosquitoes, chiggers and spiders, not to mention snakes.  My son is not able to play in his yard due to all the bugs.  The leasing agent stated that I could buy or borrow a lawn mower.  I informed her that having the yard mowed was her job not mine.  I already have 3 jobs, my actual employment, being a mother and being a father.  I did ask her if I took the time out of my weekend to do her job was she going to come over and entertain my son, clean my house or run errands for 2 hours?  She made it quite clear that taking care of my son and home are my job yet I am to do hers as well.  Finally I  borrowed a mower from a friend so my son would have a freshly mowed yard on his 5th birthday.  Unfortunately this just caused all the dogs and cats in the neighborhood to use our freshly mowed yard as a toilet and me having to move the birthday party some where else.  
Each month the leasing agent said she would ensure the yard would be mowed.  Each month she would come up with an excuse, no funds, did he not come out and mow, oh I forgot to check on that.  I have taken my son the doctor for medicine to treat numerous spider bites and chiggers.  I have tried using insecticide bombs but within a week or so the house is filled with bugs again.  Due to the bites my son is not sleeping well which causes issues with his behavior.  He wakes up several times a night itching and scratching and at times wakes with nightmares of bugs and spiders chasing after him.
I have informed the leasing agent that she is in breach of contract and that I am seeking a new place to live.  I also stated that she will have her 30 days notice that is required.  She stated that I am legally binded by the year lease and legally responsible for the remaining 6 months.  She is not accepting my statement of her being in breach of contract.  Is the health and medical issues I am having with my son reason enough to have the contract voided?  Legally what can she do to me if I do leave?  Legally what can I do to get out of the lease?
Any suggestions and ideas are welcome.

Slumlord Tenant

        I have been living in my apartment for about 3 years now. My landlord is elderly and she only comes around to ‘clean’ up the apartment from the 1st to the 5th so that she can collect rent as well. The apartment complex is quite small, 5 apartments in all, but the maintaince is never kept up.
        In the upstairs apartment the carpet was completely delapted. Upon removal, which was only done upon persistence and refusal to pay for it or live in it ourselves, was demeed unsanitary and a health hazard by the carpet installers. Since carpet has been put in, the lamient has still yet to be installed, 3 weeks later. Therefore we are still walking on the unsanitary carpet in our hallways and kitchen. The kitchen sink’s faucet is lacking the proper installation to make it steady. At any moment we could move it and the pipes could burst. When we moved in the blinds were brown and moldy and the windows were covered in micliem (dangerous mold). All our vents are covered in rust and inches of dirt. Our heaters don’t work and our landlord refuses to compensate for it. Also our counters are peeling up. The landlord also refused to paint the dirty walls that were covered in brown and black stains, so we ended up painting it ourselves with no compensation either.
        As for the apartment below, the major problem is the bathroom sink. It continuosly over flows because of the ancient plumbing. When it overflows it not only floods the bathroom it also begins to seep down into the apartment below. Additional problems include the kitchen fan that is broken. One of the burners on the stove doesn’t work. Finally, after multiple complaints, the renter demanded the bathroom faucet get fixed. She refused to do it immediately but the next day (after she walked in without authorization) she told the renter that he had to vacate the building for good without any compensation.
        Also, none of the fire dectors work and there is no fire extinguisher.
