30 day notice to vacate

It’s such a hassle when your landlord doesn’t serve you a 30 day notice to vacate!!!

I don’t know if I could even write this properly. I am really in great disappointment and so annoyed about what happened to me and my family.

I have been renting a house by the lake for more than 3 years already and my youngest kid was born on the said house. I love boating, diving and swimming and I really like the place. There was nothing wrong with our stay at the house and we were living at peace. Not until when the owner decided to give the property to his son. Our landlord was really good natured and I don’t know where his son got his very rough behavior!

Could you imagine it?! He suddenly showed up on our door step and said that we need to vacate his property in 2 days. Is he out of his mind?! Of course I know that a 30 day notice to vacate letter shall be sent with appropriate reasons considering we have not violated any rules on our agreement. Besides, he can’t expect us to vacate in 2 days! He could have at least given us a 30 day notice to vacate!

I am saying all these because this kind of landlord should be given a lesson and I found the just and simplest way to do it. It is through this site, Rental Protection Agency, has helped me so much. Upon filing a complaint, I was issued a case number and one great thing was that my landlord has been given a lesson because his rough attitude is now all over the internet. I didn’t mean him any harm but he started the fight and I should finish it. Thank you Rental Protection Agency! Now people out there don’t have to wait for months or whatsoever just so their cause will be heard especially when talking about tenant notice to vacate and a lot of other stuff.

Take action and complain it to the right people!

A couple of days ago I found out that we have flees in the apartment and the worst thing is tha my 2yr old baby is scratchig olmost every day because she has a lot of flee bites on her legs and back. I want to get out of the apartment but I dont want to loose my deposit wich is 800dlls. I know for sure that the flees are there to stay because there is another apt that has the same problem. What do I do please help me

I live in an apartment complex and for the few weeks I have been having problems with kids who live here.

They seem to have picked the sidewalk in front of my building as their playground and those kids do not even live in the building.They just come over to play.They play soccer and the ball flies all over the place;hits the building and windows and falls on my balcony.There is no parents in sight to supervise them.I do not know what to do. Any advice would be appreciated.

Hello fellow Renters!
We all know in this financial environment our hard-earned dollars are
needing to stretch farther than ever!!!
The fact that there are upside-down home owners who are now choosing to rent
their homes because they can’t sell are turning into theives by stealing
our deposits, promising to reimburse for costs incurred after written documentation,
and refusing to provide maintanence when needed, etc.

Hills and Homes Property management in Rhonert park are typical blood suckers!!
After l documented all repairs and mold occurances the owner and property managers
descided to charge me $200 to pick up dog poop that did not exist, repair holes in walls
that existed when i moved in, charge me for sprinklers the owner had replaced while l lived
there, then turn around and charge me for parts AND labor to the tune of $500!!!.  All said and done,
they took $1600 if my $4000 deposit to help make up for the loss of income from the home
standing empty after l moved out and they had no takers because they are asking way too much
$$$ for rent (reason l had to move).

I am asking for a BOYCOTT of property managers like Hills and Homes, that are stealing money
from good renters, and likely stealing even more from renters who have children, etc and incur “normal” wear and tear while living in these homes.  Legal action will likely be pending to
get some of my $1600 back.

How many of YOU have had the same thing happen.  My home, 2200 sq ft, had mostly hrd wd floors and tile, yet i was charged $250 for carpet cleaning of 2 bedrooms !!!!  Those carpets were cleaner than when i moved in!!!  This is a joke!!!  The house was left in better cond. than when l moved in, yet still charged $500 for labor for patching a nick in the paint!

Hi. I really need your advice. I just moved into this new apartment complex about 4 months ago and a couple weeks into my move, I started having rashes and painful itching. Like everyone else, I suspected mosiquitos or hives. But it was too many bites to be mosiquotes and I never really had any allergic reactions to be hives, so I did some research online and suspected bed bugs. During my search, I initially found your site and I immediately started the process on filing the claim. I notified the property manager and they sent out a pest control agency and said that they cleared my apartment, meaning I did not have any bed bugs and did a general spray of the apartment, so I dropped my claim. Well, I was still getting bitten and all the signs were still there: the blood smears on the sheets and pillows and the continuous bites. I finally decided that my mission was to collect my evidence. I must have collected over 10 "bed bugs" and wrote another complaint to the property manager. They stated that they already cleared my apartment so I should bring the bag of bugs to the office. They looked at it and they suspected bed bugs. They called another exterminator out (bed bug specialists, so they say) to do another inspection. The apartment complex called me and said that they found bugs but they were not bed bugs and sprayed another spray to get rid of the "other type of bug", which, by the way, was the same company that came out initially and not a different company. Anyway, it is one in the morning and I am covered in bites with five "bugs" in a plastic bag, two of them bright red after feeding from my flesh (I suspect). If these are not bed bugs, they are still sucking the living daylights out of me and if they are bed bugs and the exterminators that my apartment complex has sent out have not identified them as bed bugs, what else can I do? Can I go out myself and get them identified by another expert and have them report it to my property manager?? Would they purposely not identify the bed bugs because they don’t want to spend the money on the treatment? I want to break my lease, but if they are not treated, they will just follow me to my new home. I am loosing sleep in this inhospitable environment and now have added two more bugs to my collection since the start of my complaint. HELP!

My husband and I gave my former Landlord a months notice that we were moving. While we were there we had several problems that were never addressed. Problems such as:

1. Water in the basement due to the windows that were never put in. Which would cause a horrible smell throughout the house.
   
2. Mice were becoming a problem
3. Mildew was a huge concern and hazzardous to my daughters health, who has asthma.
4. My husband also got rid of 6 bats that were in the house
5. Front/back porch lights of the house were never put in
   

When we would call to address these problems we would always get the voicemail. When it was time to collect the rent he would send someone else. There were a few times that the Landlord would answer and we let him know that the rent would be late, he said that was fine. These are the main reasons for the move. We agreed to be out by the 1st of December. We started moving Nov.29 but because we couldn’t rent a truck we had to rely on 2 vehicles, which made the move twice as long. We contacted him Nov.31 and told him that we had a few more things to remove and we were cleaning house. He said that was fine and to call him when  we were finished, he would do a walk through to verify that we left the place in good condition. The next day (Dec. 1st) my husband goes over to the house we were moving from to retrieve the rest of our belongings and the Landlord had already sent his cleaning crew over there and they threw the rest of our stuff out on the street, who know when they started. People could’ve went through everything before my husband got there. When he came home and told me what had happened I decided to give him a call, of course he didn’t answer or return our phone calls. We lost a lot of Valuable things that day. Jewlery, clothes, lamps and other things.
Please let me know all the neccesary actions that should be taken.

what are california penalties and rules for breaking a lease early?  what is california law to pay for breaking a lease?  some people say you have to pay the rest of the term others say just a month im not sure which one to believe.  can someone clear this up for me.  also if there is nothing in the lease about breaking a lease how would that affect me?  any other information would be great as well legally what the landlord can and cannot do and what steps i should take in order to get my name off the lease.

We moved into this house a couple months ago and had problems from the start. The landlord refuses to make repairs in the home, he wants us to pay to for the repairs in the home, and none of it is anything we caused. There are many holes through the house and he wants us to pay to cover them, the screens have holes in them and it’s not just one and almost all of them which is 6-7 screens and he wants us to use tape and refuses to replace them. We also didn’t know the house didn’t have A.C. until after we moved in. He wanted us to pay to put up the blinds when the lease said the blinds were included. He eventually dropped off the blinds for only 3 windows and wants us to pay someone to put them up. When we moved in we found mice poop under the sink and he wouldn’t pay for the exterminator. We have pictures to prove all this stuff.  His contractor left their supplies in the house when we moved in, left glass outside and garbage; we had to clean it up because they wouldn’t. He won’t cut the grass, or anything. When we signed the lease, he took the lease with him for a week and when he brought it back, we found couple of items added that we didn’t sign or initial. They were written in, and everything else we agreed and were written in had our initials excepts for the items we found after he brought the lease back. We also got a home inspector because he kept getting bad smell from the family room; the inspector found 4 major violation codes that has to do with electricity and more throughout the house like hole in the roof, cracks in the window, and mold on the window. Also found car tires in the attic, bicycles and was very dirty. Were paying a 1050 a month and shouldn’t have to live in this kind of condition.  The inspector even wrote in the report that the house is unsafe and not habitable. We need help breaking the lease, we also would like full security deposit back and the cost of the appliances we had to get to move in this house. We have the inspector report, the pictures and you guys can call the inspector. We also would like at least 2 months of rent back because now we have to look for a new place and put a security deposit down for a new place. He knew the house was unsafe and told us that a building inspector walked it before we moved in, but it was a lie because he violated a few codes and we later found out that he never got an inspector.

 My water heater broke the other night at 1:30 am, after waking up to water covering every inch of my place covering my ankles I called my landlord and he informed me I had to wait until 8 the next morning( which was actually 9). The leak was because my water heater’s whole bottom was rusted out completely!!!!!!!! My laptop, phone, school books, and other things was ruined, do I have any rights? and is there any way to get my things replaced?
