MY ROOMMATE AND I SIGNED A ONE YEAR LEASE. MY ROOMMATE MOVED OUT WIFHOUTWITHOUT ANY NOTICE. HE LEFT ME TO PAY HIS HALF OF THE RENT DUE IN 3 DAYS. I PAYED THE FULL AMOUNT ON TIME. NOW THE LANDLORD IS SAYING THAT I OWE HIM MORE MONEY FOR THE DEPOSIT SINCE MY ROOMMATE MOVED OUT. THE LEASE HAS BOTH OF OUR NAMES ON IT CURRENTLY. THE LANDLORD DID NOT MAKE A NEW CONTRACT OR PROVIDE ANY LEGAL DOCUMENTATION TO ME STATING I OWE MORE MONEY. ALSO NO WHERE IN THE LEASE DOES IT SAY I WOULD HAVE TO PAY MORE FOR ONE PERSON LEAVING. TE LANDLORD HAS CALLED ME CONTINUOUSLY, HAS SAID HE WOULD COME TO MY WORK, AND HAS ENTERED MY HOME WHILE I WAS AWAY ON VACATION ACCUSING ME OF BEING THERE. I FEEL UNSAFE AND HARRASSED AND DO NOT FEEL AS IF I CAN CONTINUE LIVING THERE UNDER THESE CONDITIONS. IS THERE A WAY TO GET OUT OF THIS LEASE WITH NO PENALTIES?

Renting with roommates can be tough, especially when they bail out on you. The only real way to get out of a lease without penalty is by showing that your landlord is in breach of the contract. If your landlord somehow breached the contract you will be able to end the agreement early without penalty.

The only reason your landlord would want more deposit would be if he refunded your roommates deposit… I hardly doubt he did that! It sounds like your roommate left you high and dry which would mean that he breached his agreement and may not be entitled to any of the deposit back.

Tell your landlord that the original deposit is still enact and that the agreement has not been breached by you, so he has no right to continue to harras you. If your landlord continues to harras you, you will probably need to file a complaint with the RPA. There should be a link above to file complaint.

If you can prove the landlord entered your rental when you were gone they the landlord are in breach of the lease.
The only reason a landlord can enter the rental is as stated in the lease ; one is for emergency – like water leak, etc.
