My wife and I have been talking and trying to resolve this issue for 10 months now, i dont want to move but all they do is keep filling my a/c unit up with is freon without checking the unit. There matiance man is not hvac certified so he can not work on the unit except fill it with freon when they sent an hvac guy out all he did was inject die and did not come back for a month to check it, he did not use any test equipment such as an ohm metter or anything to ensure that the ac unit was servicable. They are dragging their feet on everything, they locked us out of our own utitly closet and said we dont have any busness back there ( i hope no water lines break because i can not access any of that stuff). They say the reason our ac dosen't work is because they found 4 dirty air filters when we just moved in and that would break the ac unit. It is imposable to actually talk to the manager he is never available and always on the phone when you ask to speak to him. The only time we talked to him is when the hvac guy came out and injected die after that the hvac guy said there was no leaks and everything was good. This professional is a friend of theirs that cutes them a break on price, and was not called out until September. Not long after his visit it was cool outside and AC was no longer required. No further action has been taken since other that they keep filling it with freon. I dont know what to do and how to get this fixed I have even offered to higher a private hvac to come in and fix the problem and Brandy (their office manager) said it is our property and they will handle it. I dont know what to do to fix this problem other than move. This requires us to break lease, which costs fees and more money to move. Upon moving in they said their maintance guy was licenced and we would never have a problem.

Landlord May 24, 2011 71.194.36.115 FPF Peru LLC has complied with the lease terms and Indiana Code regarding our responsibilities under the lease agreement. FPF Peru LLC has not charged the tenant for the damages they have created in the home. Our maintenance technician is EPA HVAC certified. All contractors used by our company are fully licensed, and insured. FPF Peru LLC offers no settlement to any party regarding this complaint outside the terms of the lease contract, which have already been satisfied. FPF Peru LLC does however insist that the tenant comply with the terms of their lease agreement. The tenant has violated their lease agreement with FPF Peru LLC numerous times, and received written warnings. These violations and warnings include abuse to staff members, tampering numerous times with the AC unit, allowing a third party to tamper with the AC, poor housekeeping resulting in damage. In addition to these issues the tenants allowed a family member to attend a meeting with the property manager, who was escorted out of the meeting by State and County police due to his belligerent and disruptive behavior. Details: Tenant moved into home 6/2010. Within the first 30 days we responded to 6 maintenance calls regarding the AC, and had MC Contracting to the home twice. The system was thoroughly checked and in proper operating condition each time. The tenant violated numerous provisions of the lease in tampering with the AC including removal of covers and tampering with coils between maintenance calls. The issues with the AC have been tenant damage. In addition the tenant allowed a family member (not on the lease) to tamper with the AC. We installed a lock on the exterior mechanical room to keep the tenant away from mechanicals. Tenant cut the lock to access again. Lock was replaced and the tenant has received warnings regarding lease violations. The numerous filter changes are due to the poor housekeeping inside the home for which the tenant has received written warning. On September 23, 2010 the tenants arrived for a scheduled meeting with the property manager, bringing a family member into the office. When the tenants were asked to come in to the manager's office the family member attempted to enter. The property manager asked the individual to leave several times. The individual became abusive, belligerent, and refused to leave. The police were called to insure the safety of all concerned. This is a poor tenant, and the lease will not be renewed at expiration.
