We moved into a freshly painted two bedroom apartment at Valencia Park on May 14, 2011. Around May 19, 2011, we experienced our first bug bites. We could not figure out what they were; because we have a dog and are outside frequently, we thought they were mosquito bites. However, we were baffled because we were not seeing many mosquitoes outside. We continued to be bitten. It was extremely uncomfortable. Due to my wifeâ??s extreme skin reaction to the bug bites, she sought the help of a dermatologist for itching and swelling relief on June 1, 2011. The dermatologist suggested that it was perhaps fleas, so we searched our apartment for them. We did not find fleas, but we did find bed bugs in several different life stages, blood loads, and exoskeletons in our bedroom. On June 2, 2011, we spoke with Valencia Park about the infestation, and they arranged for an exterminator to come on June 3, 2011. We returned only to still be bitten, and we were still finding bed bugs. We contacted Valencia Park on June 8, 2011 about a second extermination. They arranged it for June 10, 2011. We received a bed bug cover for our mattress and bed frame from the exterminator. On June 11, 2011, we spent the entire day washing everything that could be washed at the Laundromat and had our dog bathed. Upon arriving back to the apartment after the extermination, we inspected the apartment thoroughly to make sure we were finding dead bedbugs. At this point, we located in the spare bedroom, signs of a large infestation: exoskeletons in the vents of the closet doors, many blood loads at the joint of the closet door, a crack in the closet wall that runs the height of the closet and 2/3 the length full of blood loads, and a few painted over adult bed bugs on the wall. We disposed of the closet doors and submitted maintenance requests for the cracks where the bed bugs had been living to be sealed and new closet doors. We have not heard from maintenance, so we sealed the cracks on our own. Since the first extermination, I have been performing daily inspections with a flash light, using over the counter bed bug insecticide spray, and vacuuming, always disposing of the vacuum bag afterwards. After the second extermination, we did still find a few stragglers. We are hopeful that all bedbugs in the apartment have been eradicated. LANDLORD REFUSAL: Despite repeated attempts both written and verbal, the Landlord/ Manager has refused to respond to the complaint. Due to the landlords refusal to cooperate with RPA Mediation, the RPA has no choice but to close this case. The tenant will need to seek other legal options such as court. |
