COMPLAINT : Bed Bug
Fair Resolution according to renter :
  1. Reimburse for damaged sofa if it gets damaged during thermal remediation
  2. Right to terminate lease without financial responsibility(i.e. having to pay rent for the rest of the lease term if problem persists)
  3. pay for our moving expense if problm persists and we break off the lease
  4. written letter that states we will not be held financially responsible for future bed bug problem if we are not the core source of the problem
  5. $50 hospital bill, $10 medication, $ 100 pain and suffering

COMPLAINT DETAILS (from renter)

Introduction: We moved in to this apartment on June 5th. I could see bed bugs crawling on guest bedroom carpet and could spot small holes in the wall. We reported the problem on June 11th. Pest Control man came in and said he spotted bed bug activity in other units as well and that in his professional opinion we are not the source of the problem. We got the letter from the management saying they will take fiancial responsibility of thermal treatment. But we are still not satisfied. Pest Control man said our apartment will be treated in next 48 hours but the management scheduled thermal remediation on June 18th(next monday). 1. Reimbuse for damaged furniture- We went into office on June 12th to inquire whether or not the landlord will reimburse for damaged furniture if our furniture get damaged during scheduled thermal remediation process(scheduled to be done on June 18th). Management said no. They claimed they were not aware of bed bug in our apartment unit and we were the first to report it but spotting holes in our wall and what seems to be sterlized bed bug eggs on the walls. Also I found out that previous renters had bed bug problems through reading negative reviews on apartment ratings.com. The management seems to have bad reputation overall. 3. We have the right to terminate the lease without any financial responsibility (i.e. lost rental income,etc) - My wife is pregnant and our baby is due this August. I read that even if apartment get thermal remediation, bed bug might come back. Our pain and suffering we can tolerate somewhat but we are worried about our baby's health and safety. If problem arise again we want to terminate the lease without any financial resposibility (i.e. having to pay rent for rest of the lease term) 4.we will not be responsible for future treatment expense if we are not the core source of the problem -We got the letter saying the management will take financial responsibility of thermal remediation. But the next sentence is unacceptable. It says "Please understand that if there is bed bug activity/evidence in the future that you will be held financially responsible for any futurure treatments." Nick said it means we will be responsible if we are core source of the problem and cannot change standarized letter. 5. $ 50 pet hotel fee- having to remove our husky from air conditioned home(cannot just make her suffer hot weather) $100 pain and suffering- Having to sleep in bed bug infested aprtment for 6 nights
