COMPLAINT DETAILS (from renter)

On or about June 18th, 2012, I discovered bed bugs in my bedroom. The landlord was immediately notified, and precautionary measures were taken by both myself and my roommate. All of our clothes, sheets, and other fabrics were washed. We also invested in a supply of commercially available bed bug killer. In total, the costs of these precautions totaled about $150. Cass Corridor Properties sent Pronto Pest Management out to spray our apartment as a resolution to this issue. Despite their good intentions, Pronto has been inefficient, only spending a small amount of time in our apartment and in general not doing a very detailed job. As a result, the bed bugs have spread to both bedrooms in the apartment. We have both physical and photo evidence of their presence. Both of us have suffered bites, and our guests have complained of bites that have become infected. As a result, on or about June 27th, both myself and my roommate were no longer living in the apartment. Cass Corridor's response has been to continue to let Pronto resolve the issue. According to Pronto/Cass Corridor, it will take at least 4 sprays to eliminate the bed bugs. We believe this is unlikely for two reasons. 1) Pronto's effectiveness to this point has been minimal, and the bugs returned in full strength just days after a spraying. 2) The apartments around our own are not being sprayed; this is commonly regarded as necessary to rid an apartment of bed bugs. As we feel the apartment is not currently habitable, and as we will have been absent from the apartment for over a month at the end of the lease term, we requested a waiver of July rent from Cass Corridor on July 10th. Cass Corridor has refused. We would simply like to negotiate a waiver of July's rent, as we feel that the apartment is not habitable by us or any other tenants at this time.
