see next upload though. the report came back on all the leaks and how they caused a lot worst damage than originally thought. paula still hasnt responded and i have been ordered by the inspector to move out asap due to carcinogenic black mold in the house that has been verified by the lab, whom was referred to me by bill at the state of nj inpectors's office for ocean county nj. i now am of need to move out asap and need my security deposit back and rent abatement which i am uploading along with mold report next.

this is the front copy i am uploading the back copy next. as you can see by the date, 60 acres management ordered their own contractor/plumber to start repairs since paula gibson, my landlord, never responded or initiated any attempt to repair the property and her husband emailed me stating i was making this all up and had to pay for them myself. what happened after my first complaint on here was the hot water stopped altogether and so did the heat. so after three days of no hot water and no heat and certified letters mailed to paula and calls not returned, 60 acres hoa stepped in and made the repairs and will charge pauls for them. landlord never followed lease obligations. she broke our contract.

Defects which increase the hazard of fire, accidents, or other calamities • Lack of adequate ventilation, light or sanitary facilities • Disrepair and structural defects • Uncleanliness : mold in ceilings, walls, bathroom leaks in bathroom, bathtub, toilet, and mold growing under carpeting and twice this ocurred; plumber came out repaired toilet but started leaking again and now flooded bathroom. lamdlord notified by plumber about serious mold issue and she did nothing about it until i called frantic about getting sick and my daughter getting sick from mold and she is threatening me to pay my rent first before she fixes property. i have shelled out over 850.00 in one and a half months for emergency repairs, towels, toiletries and other personal items ruined from the mold and mildew. my 5 yr old is getting sick all the time now with coughs, lethargy, sneezing, congestion, ear aches and i have been to doctor 4 times since i moved in 6 mos ago for eye infections from bacteria, throat issues, sinusitis, fatigue, random fevers for no reason, feeling tired and sick all the time now. also sliding glass door has been broken/lock broke since i moved in and she wont fix it. there is now a draft in the front house portion and since winter came i had to buy space heaters because i cant get the rooms in front warmer than 63 degrees. also i canopen the sliding glass door from outside without any problem and i cant do anything to lock it. also the heating/ventilation system just broke and makes loud banging noises that are deafening every ten minutes. heat barely works. water wont get hot. cant bathe/shower for more than 3 minutes. water bugs emerging from bathtub drain now. floor carpeting has mold coming up walls and seeping thu carpet. entryway to kitchen has a wooden panel dividing carpeting in living room to kitchen entrance which is loose which i told landlord about when i moved in and never fixed. daughter fell four times from it by tripping. now it falls off and has dirt and mold under it. mold behind fridge and oven too, and front door isnt sealed/cracked and draft. window screens all ripped/cant open windows and cant operate them or the storm windows.

They are not good. The condo has a

significant infestation of Stachybotrus,

which can be toxigenic. Based on the

physical symptoms you and your

daughter are experiencing, it is

advisable that you and your daughter

find another place to live until this

problem is fixed. I would be happy

to talk to the condo owner and discuss

the seriousness of the problem(s) and

the solutions that are available to him/her.
