We keep on getting calls from George not wanting to give us an answer on our Deposit. During the 3 years we occupied the property whenever we had issues with the property or things needed to be fixed; trying to contact George was a dreadful and took a lot of efforts from us to get a hold of him. It was extremely hard to get him to come out the property and resolve the issues. Several phone calls and messages were left to fix the stove, the microwave (over the range), the garbage disposal, the patio, and the fence. The patio and the fence were never fixed and were in hazardous conditions. So when the refrigerator broke and it was no longer working, we handled it ourselves because of the history we had with George. On the rental agreement states “The following items of personal property are included in the Premises without warranty and Landlord will not maintain, repair or replace Refrigerator. George also stated when sign the rental agreement it was our responsibility to handled it and take care of it if it broke. This is the reason we called the ewaste services and acquire a receipt from them. When it came to the paint, certain areas needed to be touched-up I asked for the brand and color to take care of it, your reply was uncertain and you stated to look up in the attic, which was another hazardous area. Your comment was, you thought it was the same kind you use for you other rental properties, but never received a definite answer from you. I did not want to run the risk of buying the wrong color therefore it was left untouched. We received a call from George on November 13, 20013, with the threat “You are in big trouble now” was completely disturbing.

Renter Nov 29, 2013 198.135.203.249 e will accept the resolution, even though we do not agree with landlord’s statement. On the garbage hauling, we took out all the garbage that belong to us, the day we went to turn in the key we notice some of the neighbors took advantage of the house being unoccupied and dumped their garbage. By no means was this our fault, we have proof and pictures of the garbage left behind with their mailing address. On the plant beds and the back yard we keep up the yard while we occupying the house, it is fall and unless we did the yard every other day there is no possibility to keep it completely clean. During most of the 3 years we occupied the property we had the same garner the landlord uses for his other properties, and we also asked him on the price on reseing one small spot where we had a kiddy pool and it was nowhere near the Landorlord is stating. We would like to done with this nightmare and move on, this a big dark cloud on our holidays.

SYSTEM Nov 27, 2013 LANDLORD EXPLANATION: The Landlord Raouf Dahdouh,George Dahdouh cannot accept the tenant's resolution nor provide an alternate resolution as per the statement provided: First of all, I am George Dahdouh the brother of the owner and I am helping him out due to my brother Raouf Dahdouh is out of town... all complaints should be directed to my brother not I. I am typing this response just to help my brother out. I did not receive the email due to my grdahdouh@yahoo.com been haked and just opened my mail this evening. My new email is: goergedahdouh@gmail.com, and my borther's email is: dhdu@aol.com My brother is pleaining on dealing with the deposit and under the law, the owner have 21 days from the tenant leaving the property to give the tenant the itemised dispostion of deposit. The owner is also trying to bring the property back to order like was handed to the tenant. My brother agreed with the 12 days of rent deducted from deposit totaling $548.00 My brother ageed with the $150 for carpet cleaning My brother is seeking $200 to clean all the neglected flower beds full of over grown vegetation and weed, reparing all the neglected large bald spots of grass in the lawn, and also hauling all the trash that left behind by tenants... My brother have all the pictures before the tenant moved in and after the tenant left the property... my brother hired the same gardener that worked on the property before the tenant moved in and now after they left. The gardener is willing to testify of the condition of the backyard then and now... the gardener is charging my brother $700 for all the work and we are only seeking $200.00 My brother is asking for the repair on the 2 doors and by the entery of the front door wal that was marked with Cryon markers... we had to hire a painter to sand the doors, prime, and paint... such damage was recognized by the tenant. The painter only charged us an extra $75.00 because we asked him to touch up paint to many areas in the house including pluging all the nail hols on the wals that we are not asking the tenant to pay for it. My brother have the pictures for the damage on the doors. We could have very easily and within the owner's rights to hold money back for unauthorized hauling of the owner's not working refrigerator without seeking the owner's approval... My brother decided not to charge tenant for that. In closing, My brother is asking for the folowing... $548 for the 12 days of rent agreed by tenant, $150.00 for carpet cleaning agreed by tenant, $200.00 for yard repair and garbage hauling, $75.00 to sand, prime and paint the doors. Totaling $973.00... My brother is willing to return $1,027 back to tenant. If this is acceptable, please let us know and we will consider this issue resolved.... Thank you.
