Sat 7.26 toilet repairs start. MAJOR repair. Cutting thru cast iron pipes which made home smell, floor not repaired and smells of urine

There are open vents to house. This is disgusting and makes sense why it smells.

Cabinet in kitchen where I found a dead rat. This can not be cleaned or fixed. nor I can i get the image or thought out of my head that rats have crawled over everything.

No stove in home. Later a stove ( disgusting ) was offered. Was not until I filed complaint that she moved a used stove into the home. Due to rodents I still can not use.

Paint is peeling. Home built when lead paint used. No disclosure by landlord stating anything about lead paint.

This is what the caulk looks like in the kitchen. Was told it would come clean if I scrubbed. Was able to get top of counters clean but not caulk around sink.

home was rented w/understanding it had Central AC / Heat. I was told..it does its just not hooked up... when i started asking about status. this is a pic of one of the vents. its never been hooked up

Roaches, I did not take pic of dead rats but have witnesses to document rodents were on premises when rented. There are still roaches. Unable to cook inside home.

Outlet in bathroom. Rented w/o smoke alarms. This could be a fire hazard or shock someone in the home if used.

Example of stove showed to me to see if I wanted to use. Hair was stuck to the side w/grease dripping down it. Seriously ? This wasnt show to me until weeks after moving in.

Example of safety concern 3, broken window. Not fixed as of 7.27. Sent man who just had surgery on 7.25 to say when his head healed he would be back to see about fixing the window. Broken prior to occupancy. Told on day I rented this would be fixed.

COMPLAINT : Breach Of Agreement, Repair Issues
Fair Resolution according to renter :
  1. Refund Deposit, Refund Rent, She Should Have To Refund Any Deposit I Will Not Get Back And Moving Expenses.
  2. Deposit 750, Rent 750 , Water 50 NR, Cable 200 NR, Mowing 30, Moving expenses TBD. Adding any fees paid to moving yard, labor paid to workers to unload uhaul upon moving in.
  3. NR = non refundable
  4. Paid movers 50 to unload when moving in, Will have to repurchase moving blankets, mattress covers, rent uhaul, pay movers to load and unload (again )

COMPLAINT DETAILS (from renter)

Moved in 106 Oak Street July 9th 2014. Landlord stated home had central heat /air & all home needed was a cleaning to be ready as prior tenant had moved out. There are major safety issues which are not repaired as of July 25th, 17 days after my sons & I occupied home. In good faith, we moved in with understanding repairs would be done in a timely manner. Repairs are major not minor . Condition of home is not safe & should not have been leased. Multiple, daily requests for ETA on when repairs will be made. To begin, No central AC. I would NOT have rented a 2000 + SQ foot home w/knowledge that the AC was not working. To date, it is not even hooked up. I asked what is reasonable time you believe I should wait. Response: I can't answer that. I do not have a stove. She offered a stove that was in storage. Was given access to view stove on 7.23. Pics avail. Stove had charred food, grease & hair. Was told I would receive different stove. 3 weeks of eating out because I do not have a stove and the fridge had mold in it. There were dead rats in kitchen & still have roaches. Exterminator came FINALLY to home but regardless, I do not want to unpack dishes knowing live roaches will be crawling on them. Toilet sits on plywood and shims. Smell is horrible. Was told someone fell thru & she would have it fixed. I am hoping the person will arrive this weekend to get it started. My view, is it should not have been rented if it was not going to be fixed w/7 days of occupation. There is a broken window that is a safety concern. The smoke alarms do not work. She said she replaced batteries 3 months ago however when someone came on 7/24 to fix it , was informed it was broken . Still no alarm. I had to purchase a small fridge because the fridge in the home had mold and due to the dead rats I did not feel it was safe to use. I was told to buy my own appliance if her fridge was not good enough. Unacceptable in my view that its liking pulling teeth to get the repairs done. Duct work is so dirty & smells as if there is mold under home. There was no disclosure about lead paint in the lease. Home built before 1900's. the paint is chipping everywhere. The tiles in home are up with tacks in some places. It should not be like pulling teeth to get things done. She has responsibility per our contract to make a place safe if she is going to take money to live here. Something as simple as cleaning 2 truckloads of stuff off the porch wasnt done until 7/24.

Renter Jul 27, 2014 75.136.160.179 1.7/26. Saturday - person showed up w/o calling on Sat to say landlord sent him to check on the window that is broke. His eye is swollen w/bandages on him . Stated he just got out of surgery removing cancer from his head and would fix window when he felt better. - shes had since July 9th to fix the window. 7/26 Sat plumber fixes cast iron pipes but cutting thru them and removing plywood and shims used to level toilet. No cleaning or repair done to the floor. Noticed under home is feces and standing water.
