Move out statement - Please review the attached dates of charges applied. They were billed for heavy wear and tear on 9/5/2014, I get keys to my new unit until 9/6/2014, my movers didn't move me until 9/7/2014. I have that documentation from the movers as well.

Fair Resolution according to renter :
  1. Refund Deposit Withheld For Unit $4313 ($200.00)
  2. Refund Amount Applied for Carpet Reimbursement ($486.15)
  3. Reimburse for all RPA® Fees
  4. Reimbursement of any court cost / legal fees associated with this claim.
  5. Waiver of any late fees,charges, etc. I incurred due to the mishandling on my account ledger.

COMPLAINT DETAILS (from renter)

Moved into unit # 4313 in December 2013; in which I was informed the flooring was replaced. I transferred to another unit on site 9/7/2014; in which i get a statement saying that I have a past due balance of $1066.98 (for 7/2014 - 9/7/2014 past utilities & the carpet replacement). In short, They quickly recanted the balanced owed after I disputed the $580.00 in past due utilities. My utilities, fees, etc. are deducted off the top of my rental payment. Just wanted to give you sound background information on how the bookkeeping for this property tends to be deemed unreliable. I spoke with Chris (Asst. Property Manager) on 9/26/2014 in which he confirmed (1) they do not use a move-out inventory sheet; (2) they have photos of some units, however he didn't have any for unit #4313; and (3) he said he was only required to provide me with photos and/or the invoice from vendor in which made the charge valid. He said, he would investigate the matter with his vendor and the response I got today is included in the attachments.

Renter Oct 1, 2014 12.68.145.225 I will pull the money orders in which I had to provide to the Leasing Office in order for them to hold the unit. I was prematurely charge for the carpet on 9/5/2014 according to the ledger provided by the Resident Services office (refer to attachment). I was not supplied keys to my new unit until 9/6/2014. Mighty Movers moved me on 9/7/2014, please see attached receipt. The quote provided by Mr. Hyzy is dated 9/9/2014. How is the quote dated 4 days after the charge was applied to my ledger? In addition, I've include a screen shot of PayLease payments to the Resident Office in which the September payment was made on-time and more that my pro-rated amount quoted of $223.53. Proposed Resolution: Is that the Resident Office will waive and/or credit my account back the $486.15 that was assessed for the carpet replacement and reimburse for any fees associated with my claim.

Keisha Moore never had a security deposit assessed in her old apartment #4313. Attached is the copy of page 1 or the Apartment Lease Contract. Under Paragraph 4. Security Deposit, you will note that the deposit is "$0.00." With regards to the $225.00 charge on 09/18/2014, the last line item on the Move Out Statement, this is a reversal of late fee charges that were assessed. Keisha failed to pay September's rent prior to transferring to another apartment. As a courtesy, I waived $225.00 in late fees since she was transferring to another unit on property. This is not a deposit refund nor a credit that would have been applied to the carpet replacement charges.
