This again is only one example of the issues with the phone outlets. We initially had our phone service through cable so did not use the phone jacks. We switched to Verizon and when doing so found out not one single phone jack in the house was operational. Verizon came out and was only able to make two of the phone jacks operational, the other 3 do not work. We were charged $39.95 plus an additional $6.99 per month for a maintenance fee. I reported the phone jack issue to Mrs. Stryker over 5 weeks prior to having repairs done. Again i was told i was not authorized to have these repairs done. I only requested to be reimbursed what was charged to me, she refused and gave me 30 days notice to move. I

The hot water heater has begun to pitch which has created operational issues. The fuse panels had to be removed and the fuses replaced due to exposure to water which i can only assume is related to the water heater pitching over. I contacted her on 5 seperate occassions and left messages with no response. I was without hot water for over 2 weeks and contacted a plumber to resolve this issue. After the repairs were made i was contacted by Mrs. Stryker and in formed i was not authorized to make these repairs.

This is one example of this issue in the master bedroom. This problem has also ocuured in the childrens room and the living room. Due to the exposure of the electrical wiring i had no choice but to fix the other heaters due to the children in the home.

The floor joist have progressively gotten worse since the initial complaint was made in May of '09. The bottom plate of the load bearing wall has begun to seperate from the floor. The slope of the floor is prevalant in relation to the pitch of all the furniture....you could set a ball in one corner of the room and it would roll the the other corner.

First I would like to give you some general information on why I have come to you for help and filing a complaint against my current landlord. My husband and two children moved in to a 2bed 1bath house with our 2 kids in March of 2009 when we moved in the carpet was disusting to say the least and the front porch was in bad shape and the paint was all chipped off of it looks bad. well she refused to put in new carpet so I agreed to do so myself and this was done with no decutions in our rent. She agreed to come and fix the proch which was never done. I never heard anything about it from that piont on so I didnt do much about it .During the winter months our heating bill was becoming very high and I had some cocerns with the base board heat not working properly. The baseboard heat didn't work at all in the spare room and the one in the master bedroom was falling out of the wall and my electric bill was over $350 for ONE MONTH and this continued throughout the winter months. I contacted her on several occassions and she finally agreed to have someone come and take a look at the problem we set up a time for the next night for someone to be there and they never came she never came out and then we never heard from her again until the spring and I tried many more times to contact her about the on going problem with the heat and never heard a word back. I also have proof of electric charges for the winter months. Then the back porch was staring to get really dangerous for my children it is completely rotting off and there are no rails to hold onto nails sticking out of it and the stairs are falling apart. WE asked her many time to come out and look at this situation and she never has. Its is completly unsafe for anyone! Then again we started having problems with the water not staying hot for showers doing dishes. I was having to boil water so that my children could take a somwhat warm bath for weeks. She had come by my house one afternoon To collect the rent and I had told her about this problem and she said if it kept going on to call and so we did the next week. I called her and left over 20 messages and she never returned a single one. So I could not afford to pay someone $450 to come out and fix it so a good friend of ours who is a retired plumber came to fix it and we paid him $100 for his 3 hours of work and finally there were no working phone jacks in the house and we had to have some one out to fix those because we had to hook up to the jack outside!

Styker reality has failed to maintaine this property in any way shape or form as is obvious in the selective photos attached to this case. I have repeatedly contacted Stryker reality and left numerous messages concerning every described issue. If and when I ever recieved a response I would be told someone would be sent over...not one single time has anyone ever been sent here to address these issues. I would have to hold the rent in order to even get Mrs. Stryker to respond, than it seemed she would just say what needed said to get her rent. I have also contacted the Tippecanoe County building inspector and currently am setting up a time so the many structural and code issues can be evaluated, documented and cited. Stryker reality has violated the contract established between us and now has given me 30 days notice to vacate. I have paid the full amount of the rent every month as established in the lease but Stryker reality has failed to maintain this property as established in the lease. I fully intend on moving but i refuse to pay one red cent for the duration of time it takes me to find a suitable maintained property for my family. If need be i will go to court and expose Mrs. Stryker for the slumlord that she is. I will only continue with the building inspector of this county if you advise me to do so. Your resonse in a timely matter would be much appreciated. Thank you for your time and concern.
