1. I accept the charges of $105 for damages and $40 for a December 2010 late fee. This brings my due deposit to $200. I dispute the charges for August 2011 rent ($345), August 2011 late fees (totaling $80), September rent ($345), September late fees (totaling $80), and nonpayment of LGE ($10.95). The total for the charges I dispute are $860.95. My reason for dispute is simply that the lease term for the contract was from August 4th, 2010 to August 3rd, 2011. I supplied a 60 notice of vacating on June 2nd, 2011. I vacated the premises on July 15th, 2011. I returned the keys to the office mailbox and informed the secretary of the move out. I waived my right to be present at the move out inspection and thereby accept the $105 charge for damages done to the apartment. As the leasing contract was terminated and I performed all necessary move out duties, I am disputing the charges listed about and demanding the remaining $200 of the deposit be rightfully returned to me.
2. Broadway Management Group has filed a debt collection claim against me unjustifiably. This claim pertains to the above charges for rent and late fees after the leasing contract was terminated. This claim should be dropped and any and all effects on my credit score should be null and void.
