Mold issue was not addressed by landlord or her agent at all. There was a COMPLETE disregard for our health, safety and our quiet enjoyment of the property. The mold issue has been covered up for now. An inspection person for the city of Chandler will be here next week.

Lastly I would like to add... All in all...the landlord utilized a certified letter that stated she would be enteringthe property for am inspection.... Period. We did not rebuttle this as we have no problem w a routine inspection... There was an email sent by the Landlord confirming that she would be here, and would be doing maintenance. I wrote back indicating that she could do an inspection as well as general maintenance ONLY! I specifically stated that she was not to bring Andy who with her last time caused uncomfortable conditions, and that the master bathroom repairs were not allowed as the complaint here with the RPA, would mediate a solution that worked for both parties, not just herself. Not only did she allow Andy to assist her, he got here about 20 min prior to her getting here. They immediately went to the master bathroom ... Started on repairs. Blaten disregard disregard for us or our privacy and our wishes. Danielle left the handyman alone a total of 4 different times. They ended up being here all day, my fiance had to switch days off from work and missed a Drs appointment in order to make sure I wasn\'t left at the property alone due to the circumstances. They were very unprofessional all day today, making rude comments indirectly. I phoned the local police department. They said that she was definitely there way too long for an inspection. He advised me to keep a journal of notes regarding what was said and done, and in the event it became too upsetting I could call back and an officer would come if needed. I chose not to call them back because I have been trying to handle all of this without complicating things, thus why I even did the complaint. So she would work with us rather than covering up a way bigger issue. I am feeling very upset. I have never in my life been treated this poorly from a landlord. Ever. She said hello one time at 10 am and nothing rest of the day. She also did not provide me with anything regarding an inspection, as she never did one. She didn\'t tell us what they did or why, nothing. They left without a word. There is caulking and pieces of drywall tracked through the house. As well as dirt and mess left behind from what they did. There is no report of any work even being done, aside from the one tile being replaced and the tiles he put over the hole. Otherwise, there was nothing else done o the property. They left through the garage. Somehow, she says therev are only 2 garage door openers, when in fact, she has a 3rd one and let herself out of the house with it. I\'m not ok with her having a garage door opener. Her having access period at this point is fur harassment reasons, not to work together. The landlord said not one word when she left. Nothing. I am going to seek injunctive relief going forward. Perhaps that will let her know there are rules for landlords too. Very dissatisfied with the entire thing from move in until now.

Andy basically took out the old role and placed a new one on top of it. The problem we are having is again, great effort it looks nice but it did not remedy the issue which is the MOLD and water damage that has been accumulating over the last year plus. A broken tile in a shower for even 30 days is reason to know that there is water in there. Landlord came in and made these repairs without consulting us at all. She just thinks that since this is her property, she will do what she pleases. So, as stated in this complaint, if she had not responded to the mediation by today with a fix both parties agreed upon, i could pursue other actions, such as a lawsuit. This repair was not agreed upon

Landlords handy man did not take out the old moldy dry wall. All he did was put some tiles over top of the hole. Cosmetically it looks great... The problem is she didn\'t fix the issue. The issue is the year or 2 plus that all the water & the cracked tile let in. They did NOTHING in terms of drying that area or anything to reduce or eliminate mold. We did NOT agree on this fix at all. The landlord just left... She did not give us a list of anything she did. There was no inspection done. All she did was walk up and down hallway and in garage a lot She left handyman unattended on 4 different occasions throughout the day.

Myself as well as 2 other witnesses... Have reason to believe that Danielle and her handy man have placed a recording device and or camera in the area that they are trying to fix.... They were INSISTANT upon going into that bathroom and getting repairs done regardless They have now urilized a certified piece of mail to gain entry for an inspection... No inspection performed at all.... 4 hours they are still here .... Danielle keeps leaving her handyman here by himself and we are NOT comfortable with any of this. I filed a formal over the phone complaint w the Chandler Police Department in regards to all of this. She gained entry to invade privacy, and harass us to try to get us to retaliate. I will not. I will take the proper measurements now going forward She keeps leaving and leaving her handyman here unattended

Jared sustained a pretty bad head injury yesterday. We cannot prove at this time whether the alleged mold issue is to blame but he is seeing a Dr today. It happened in the bathroom we are having issues with the landlord on .

The handyman got here before her this morning, and there was no inspection. They went right into the master bathroom to repair. No license and we DID NOT AGREE UPON REPAIRS She has had total disregard for our quiet enjoyment as well as the potential health risks when covering up a mold issue. My fiance Jared... Had a dizzy spell yesterday, in that bathroom, completely passed out falling into the bathroom cabinets. He has a huge cut above his left eye from the fall. We are convinced that something is causing this to happen, as its never happened before moving in to this house. Jared is giving to our local urgent care to get looked at today. He hasn\'t felt the same since yesterday and since there is a head injury its best to get a professional opinion.

She emailed me last night to confirm, and I expressed that she could not bring her handyman because of the hostile environment it caused the last time. She lied and stated she was coming to do general maintenance. She accessed the property by lying. Her and her handy man are working on the bathroom now. We did NOT agree on any of this.... Debating calling law inforcement for wrongful entry and her sneaking to do repairs.

These pictures were sent to Danielle also requesting someone b licensed or certified to inspect. She declined and sent handy man. No resolution. He never came back. She sent us a message indicating something came up so Andy her handyman wouldn\'t make it that day and she would be in touch tob reschedule. The day before Thanksgiving I received an email that we were being served a 5 day notice for non payment of rent, which we had already spoke with her about and had been going back and forth with her on amounts due. This is very obvious retaliation

We have a huge concern that Danielle may try to retaliate at this point. We did not enter our 2 year lease, to begin this way, at all. We just want to get the bathroom wall and broken shower tiles fixed... That\'s the bottom line. We are also confused as to why Danielle isn\'t going after her previous renters for the water damages/mold issue? According to her during our viewing of the house, she admitted that the wall was a huge concern concern before anyone could move in... She allowed that to be over of Jareds said repairs... When he backed off from liability is when things changed with her. And if it was of great importance before someone came in, I don\'t understand why it\'s not being addressed now. We believe she knew about the severity perhaps even when other renters were here, and blew it off. Or not... We don\'t know... We would like to see what the previous tenants were charged also as far as security deposit return etc because we cleaned before moving in, she was only charged $100 by me to clean thoroughly. Her rental application has over $400 in refundable and non refundable fees. She may have done this to someone else as well

COMPLAINT : Breach Of Contract To Fix Repairs Resulting In Harassment/retaliation
Fair Resolution according to renter :
  1. Get A Licensed Professional To Come Inspect The Property At Landlords Expense/ Health Issue
  2. Stop harassment and any retaliation in regards to exercising tenant rights on implied warranty breach
  3. We do not want to leave the property. We are trying to mediate and do the right thing. Mediator to help with the issues we have instead of her wrongfully evicting later

Due to our right to ask for repairs, and the landlord admitting she cannot remedy the situation, she is violating our rights. She has sent a 5 day and 10 day notice, on a holiday week, lied about how they were delivered, has not followed up since on those deadlines. She has tried to get us to leave on several occasions using legal jargan to intimidate us. Telling us different amounts due and not responding when we need clarifications, making it difficult for us to make payment, continually looking for a reason to evict us, being accusatory in texts and emails, I am now uncomfortable in my own home, and I feel she is retaliating in regards to us exercising our rights. And now that I\\\'m filing this complaint, I\\\'m afraid she is going to llie somehow to evict us. She has made verbal promises and written for repairs Jared would preform before move in and be compensated for. Now she is trying to back out of her paying him. We started a civil law suit, I did not file yet, we emailed her about taking the money off rent, she did not rebuttle it or disagree. I told her via certified mail that I would deduct off rent to avoid lawsuit, she didn\\\'t respond until today, saying ok that a deposit would be made later today. I feel that she will try to file a false eviction because it all goes back to her not wanting to fix the mold issue in the bathroom. She advised us of her concern with the issue in the bathroom before we moved in. Jared agreed to do repairs unless mold was presented. We gave pics and landlord haulted all work and brought in her friend. It has been shady and weird since. Plus I found documents on the property validating our concern of our health that she had s potential mold issue and a company Hired to begin work. She did not disclose that at all to us from 2010 and we directly asked about that. As soon as we exercised our right to repair and implied warranty issue it has been nothing but trouble from her. She is harassing, intimidating, and putting our health in danger. Implying I\\\'m a liar. I am at the point where I am physically ill, not sleeping, changes in mood , not able to focus on my job or school work. I don\\\'t want to file an injunctive order of harassment and sue her for harassment, as well as her obvious dodging of the health issue repair, amongst several other violations. We are having our quiet enjoyment interrupted since the very beginning especially since the day before Thanksgiving with her eviction notice retaliating our claim for repair
